Here is an overview of what you can expect working with us. For clients with a larger portfolio,

ONGOING MANAGEMENT FEE
Monthly Management Fee: 10% of the monthly rent with a minimum of $200/month.
This fee covers all the ongoing/behind the scenes management to provide you a headache free landlord experience. From annual inspections, communication, collecting rent, sending owner statements and draws, to being on call 24/7, to co-ordinating
maintenance and all tenant requests.
CHANGES TO LEASES
Lease Up: ½ of 1 months rent with a minimum of $1,000.
This includes our top of the line listing and leasing process which is designed to get you top rent – while avoiding any empty units. Our lease up process includes everything from managing listings, showings, processing applications, approving tenants, signing leases and moving in tenants – along with the move in inspection.
Re-lease: $400 to renew a lease with exisiting tenants who want to stay on. This covers the co-ordination with you as to what to offer for a renewal and getting the tenants signed and processing the paperwork.
MAINTENANCE
Maintenance/Service Calls: During business hours $75 per hour. After business hours, weekends, holidays $100/hour.
We are staffed to handle emergency response and small maintenance issues in house.
Project Management: 20% of total charges with a minimum of $200.
When a property needs a larger renovation (2 or more service providers) we can oversee the project management in house.
